Compare the repealed July land use ordinance with August replacement
Why now: The July 23, 2026 item amended Ordinance No. 20100225 (East Riverside Corridor Master Plan) and Ordinance No. 20050929-Z001 (Greater South River City Combined Neighborhood Plan), while the August 27, 2026 item amends Ordinance No. 20061116-055 (East Riverside/Oltorf Combined Neighborhood Plan) and expressly repeals Ordinance No. 20260723-115.
What to do: Pull Ordinance No. 20260723-115 and the August 27 replacement ordinance side by side and confirm which comprehensive plan element each one actually amends, then ask Planning staff in writing whether new notice and a new public hearing were conducted for the corrected plan citation. If the two ordinances rest on different governing plans, any approval or permit issued in reliance on the July version needs to be re-examined before it is relied upon.

What to do: Before scheduling site plan or entitlement work at 1705 and 1717 South Lakeshore Boulevard or 1712 East Riverside Drive, confirm with Austin Planning which neighborhood plan and regulating district standards now control, and confirm the companion zoning or planned unit development case — the future land use map change alone does not grant development rights. Building to the East Riverside Corridor regulating district assumptions cited in July could be the wrong rulebook after the August re-adoption.
