Medical Parkway Plaza Commercial Rezoning at 4106 Medical Parkway (C14-2026-0027)
Medical Parkway Plaza, LLC seeks to rezone 4106 Medical Parkway, along with portions of neighboring properties in the Shoal Creek Watershed, from limited office zoning to community commercial zoning with a conditional overlay and equitable transit-oriented development density bonus provisions. The change would allow a broader range of commercial uses and added development density in exchange for meeting the city's transit-oriented development requirements, subject to conditions attached to the site. HD Brown Consulting represents the owner, and the City Council is considering the ordinance.
Austin Water Reservoir Rezoning on Capital of Texas Highway (C14-2026-0033)
Austin Water is asking the city to rezone its property at 1107 1/2 North Capital of Texas Highway Northbound, in the Bee Creek Watershed, from interim-rural residence and single family residence standard lot zoning to public district zoning. The public district category is used for government-owned sites, and the change would align the zoning with the city's Capital of Texas Reservoir water facility. City planning staff and the Zoning and Platting Commission recommend granting the public district zoning.
